At MPI Lettings we believe everyone deserves a nice place they can call home. We give all prospective tenants every opportunity to apply for our advertised houses.
Firstly we will invite you for a viewing, before you apply you must get a feel of the property, and think about if you will be happy there. We realize moving can be very stressful and can become more stressful depending on circumstances. One shouldn't feel rushed or pressurised into any decision.
After your viewing we will ask if you would like to apply and will present you with an application form for the particular property. Again you shouldn't feel rushed or pressurised into completing it. We recommend taking the form home and completing it in your own time.
Often there are several applicants for one property, and so it's important for you fill in the form truthfully and accurately. Fill it in positively, explain why the property will be ideal for you, and why you currently looking for a new home. How long have you been at your previous addresses?
Explain your income, declare all your income regardless how small. You may think the few pence interest you receive on a ISA is insignificant, but it does all help. Don’t lie about your income, if you claim Granny pays you £5K a month to help her with her shopping, this needs to be proved further along the process.
You may require a Guarantor, this can be anyone, a family member or a friend, but remember the guarantor will need to sign the contract and will be liable for any rent you do not pay, should that event ever happen. The guarantor will need a good source of income and or assets and will need to fully understand their commitment.
References are a great way to show your creditability. Use work colleagues or acquaintances you've known and met through professions rather than friends.
CCJ's, if you have CCJ's or any criminal convictions declare it on the form. It is far better to be open about them, than not to mention them at all. As your application progresses then Credit Checks will be done, they will be revealed.
Be realistic, can you really afford the property, you don't want to be struggling to pay your bills, you won't feel happy and the property won't be suitable.
You will need a bank account to transfer your monthly rent from and as your application progresses we will need to see your bank statements for Anti-Money Laundering purposes, this is a legal requirement we must do.
Rents
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account or your landlord’s bank account.
Deposit
A security deposit of a minimum of one month’s rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
